FHA Cash Out Refinance Program

Current FHA and Non FHA homeowners are eligible for an FHA  cash out program.  Any one with a mortgage and on a single family residence or a duplex.  FHA will allow a cash out refinance of up to 85% of the appraiser's estimate of value.   The borrower must have lived in the home for 12 months.  Full documentation of income, employment and credit histories for 2 years is required.  Bankruptcy's over 2 years old and foreclosure's over 3 years old are allowable under the FHA guidelines, but judgements and collections must be paid off.  There is no FICO score requirement and non traditional lines of credit are allowed.
