FHA Manufactured Housing Fact Sheet

The Manufactured FHA Housing Program is a consumer protection program that regulates the construction of factory built housing units, call manufactured homes, formerly known as mobile homes. FHA/Hud manufactured homes have construction and safety standards guidlines. Manufactured homes are built as dwelling units of at least 400 square feet in size with a permanet chassis foundation built to FHA critia. A licensed professional engineer's seal and signature (certification) is required to indicate complaince with the Foundation Guide. All manufactured homes built in the u.s. after June 15, 1976 must contain a red label on the home; the label is the manufactured's certification that the home is built in accordance with the HUD's construction and safety standards. FHA will lend on Manufactured Homes that are within city limits. If Rural area, USDA Rural loans are available.

Quick Reference Guide 

1)  Home must have been built on or after June 15th 1976.

2)  Home must be at least 400 sq. ft. in gross living area.

3)  Must be Real Estate, designed with a permanent foundation which was constructed to HUD/FHA criteria.

4)  Have a HUD certification label/Seal affixed to the exterior of the home.  

5)  The home must be served by permanent water and sewage facilities approved by the local municipal authority.

6)  An all weather roadway must serve the home.

7)  The entire property must be taxed as real estate.

8)  The towing gear hitch or running gear must have been removed.  Also must be removed from all homes over 1 yaer old. 

9)  No part of the finished grade level under the home is below the 100-year flood level.

10) Structural intergrity must have been maintained during the transportation and sufficient anchoring, support and stability must be evident.
